FHA Loans and Down Payment Assistance in Florida
NexGen Capital Corp explains how FHA-insured mortgages work and how different types of down payment assistance are structured, so you can ask the right questions.
Short answer
FHA loans are insured by the Federal Housing Administration and generally require at least 3.5% down for borrowers with a credit score of 580 or higher (10% for scores from 500 to 579), plus upfront and annual mortgage insurance. Down payment assistance is separate: it may be a grant, a forgivable loan, a deferred second mortgage or a repayable loan, each with its own rules.
FHA financing basics
Minimum down payment
HUD guidelines set a 3.5% minimum down payment for borrowers with a credit score of 580 or above, and 10% for scores between 500 and 579. Individual lenders may apply stricter standards (overlays).
Mortgage insurance
FHA loans carry an upfront mortgage insurance premium, which is usually financed into the loan, and an annual premium paid monthly. How long the annual premium lasts depends on the down payment and loan term.
Property and occupancy
FHA loans are for primary residences. The home must meet FHA property standards, and condominiums generally must be in an FHA-approved project — a frequent issue in Southwest Florida.
Loan limits
FHA publishes county-specific loan limits each year. Check the current limit for your county on HUD's lookup tool.
Types of down payment assistance
"Down payment assistance" covers several different structures. Read the terms before relying on any of them.
Grants
Funds that generally do not need to be repaid, though some carry occupancy or recapture conditions.
Forgivable assistance
A second mortgage that is forgiven over a set period if you keep living in the home. Selling or refinancing early can require repayment.
Deferred-payment second mortgages
No monthly payment, but the balance becomes due when you sell, refinance, transfer the home or pay off the first mortgage.
Repayable assistance
A second loan with its own monthly payment, which is included when lenders calculate your debt-to-income ratio.
What every assistance program sets for itself
- Household income limits and purchase-price limits
- Homebuyer education requirements
- Funding availability, which can open and close during the year
- Repayment, forgiveness and recapture conditions
- Lists of participating lenders authorized to originate the program
Frequently asked questions
Is an FHA loan only for first-time buyers?
No. FHA loans are not limited to first-time buyers, but they are for owner-occupied primary residences.
Can down payment assistance be combined with an FHA loan?
Many assistance programs are designed to work with FHA financing, but compatibility depends on the specific program and lender. Confirm before you go under contract.
Will assistance cover all of my costs?
Not necessarily. Assistance amounts are capped and vary by program, and you may still need funds for closing costs, prepaid items or earnest money.
Can I remove FHA mortgage insurance later?
It depends on when the loan was originated and the down payment. For many current FHA loans, the annual premium lasts for the life of the loan unless you refinance.
