Investors financing one- to four-unit rentals, short-term rentals, or portfolio expansions — using conventional agency financing, DSCR financing, or portfolio products.
How it works
- Conventional investment financing qualifies you on personal income and debt-to-income under agency guidelines, with rental income supported by an appraisal rent schedule or filed Schedule E.
- DSCR financing qualifies the property instead, comparing gross rent to PITIA. It is a non-agency product, so the rules are set by each lender.
- Which route is better is a math question, not a preference. We usually quote both when a file can go either way.
